Can I stay long-term on a tourist visa?
Most visitors to Mexico get a tourist stay of up to 180 days, which covers a full season. Longer stays or repeat visits may need a temporary resident visa. We'll share a plain-language guide with founders, but your visa is your responsibility and we won't pretend otherwise.
Can I work there?
Yes, if you need to. There's good wifi throughout and quiet nooks for calls, so the common spaces stay calm. But there are no desks, no work zone, no meeting room — we don't ban laptops, we just refuse to organize the place around them. Nobody here is working through their stay. If you're shopping for a productivity setup, you'll be happier somewhere else, and we'd rather tell you now.
What's included, and what isn't?
Included: your bed or room, every meal — breakfast, a packed lunch, and dinner, daily — the gym, the cold plunge, yoga, house surfboards and kayaks, the library, cleaning, filtered drinking water always (you'll never buy a bottle here), and the community. Not included: flights, alcohol, surf and Spanish lessons, massage, excursions, and weekly laundry, which is a cheap add-on and free for founders. No resort-fee surprises.
When does it open, and where exactly?
Target opening is late 2027, in one of two shortlisted surf towns on the Oaxaca coast. Founders learn the town the day we sign the lease. We'd rather name a real date and place late than a fake one early.
Does joining the waitlist cost anything?
No. It's free, it's not a booking or a contract, and you can take your name off any time. Money only enters the picture when it's time to lock in your stay: founding opens to the list first, a deposit holds your spot and locks founder pricing, and prepaid months follow near opening. The list sees final rates and full terms first, and the 40 founding memberships are offered in list order. This is a place to live, not an investment; nobody should expect a financial return.
How does the founder rate work?
Founders prepay their months at 25% off: $750 a month for a shared bed instead of about $1,000, and from $1,050 for a private room. Found with a full year and you pay for eleven months, get twelve. Couples add a $600/mo partner supplement, which at the founder rate works out to about $750 per person. Founders also get free weekly laundry and a vote on the amenities list. When the prepaid months are used up, founders keep a founders' rate for life: 15% off if you founded with a full year, 10% otherwise.
Do I have to use my months in a row?
No. Your months are a bank. Stay the year straight, come three months every summer for four years, or share them: buy twelve months, bring five friends, and spend two months here together. There'll be a generous use-by window in the founding terms, and we'll say it plainly.
How do arrivals work?
In monthly cohorts. Everyone arrives and leaves on the same changeover day, so you land with a group, not into a lobby of strangers mid-stay. You're not checking into a hotel; you're joining a season. The winter dates are set so Christmas and New Year fall inside one stay.
Can I trade work for a bed?
A few beds each season go to people who teach surf or yoga, help in the kitchen, run events, or make art for the walls, in exchange for a discount or a free stay at set weekly hours. Think of it as a way in, or an artist residency, not a job posting. Details go to the list first.
Who is this for, and who isn't it for?
For: people taking a long break. Sabbatical-takers, surfers, readers, anyone between chapters. Not for: anyone hunting networking events or a quiet place to grind. We're strict about this; it's what keeps the table good.
