A note from the founder

I spent nine years shipping other people's roadmaps and took my first real break at 34. Two months on this coast fixed things I didn't know were broken. Then I came home and couldn't find anywhere built for that — every "coliving" I toured led with the wifi speed.

So I'm building the house I couldn't find: fixed monthly rate, two meals a day, surf and a library, and a firm house rule that the courtyard is a laptop-free zone. The founding cohort funds the build, and every peso of it sits in escrow until we open the doors.

Questions

Can I stay long-term on a tourist visa?
Most visitors to Mexico get a tourist stay of up to 180 days — enough for a full season. Longer stays or repeat visits may need a temporary resident visa. We'll share a plain-language guide with founders, but your visa is your responsibility and we won't pretend otherwise.
Is this a coworking or digital-nomad space?
No — deliberately. There's wifi in the rooms because it's 2026, but there are no desks, no calls in shared spaces, and the courtyard and library are laptop-free. If you need to ship a deadline every week, you'll be happier somewhere else, and we'd rather tell you now.
What's included, and what isn't?
Included: your bed or room, breakfast and dinner daily, the gym, yoga, house surfboards, the library, laundry, cleaning, and the community. Not included: flights, lunch, alcohol, surf lessons, and anything off-property. No resort-fee surprises.
When does it open, and where exactly?
Target opening is late 2027, in one of two shortlisted surf towns on the Oaxaca coast. Founders learn the town the day we sign the lease. We'd rather name a real date and place late than a fake one early.
What happens to my money before opening?
It sits in escrow with [escrow provider] — we can't spend it on operations. Tier 1 deposits are refundable any time before opening. Founder Passes are refunded in full if we miss the backstop date. This is prepaid lodging, not an investment; nobody should expect a financial return.
Who is this for — and not for?
For: people taking a real break — sabbaticals, between-chapters, recovering optimizers, surfers, readers. Not for: anyone hunting networking events, growth hacks, or a quiet place to grind. We're cheerfully strict about this; it's what keeps the table good.
